What to do if a pipe bursts

Sectional Title Schemes have an insurance policy covering the structure of a unit which usually includes the plumbing in the unit. If a pipe suddenly bursts, the repairs are usually covered by the insurance policy. If a pipe leaks due to old age, the repairs are usually not covered by insurance.

Once the repairs have been completed, a claim can be submitted to the scheme's insurance company.

  1. To prevent additional damage to your unit, turn off the water to your unit. 
  2. Contact your ANGOR Portfolio Specialists Administrator or, your scheme's Estate Manager (if applicable) to determine if the burst pipe is within your section and therefore your responsibility to repair. If the pipe is on common property, the Scheme Executives must arrange for the repairs to be done. 
  3. On ANGOR Online open the "Insurance & Claims" page.
    1. If your scheme deals directly with the Insurance Company a call centre number will be displayed. Contact the Call Centre.
    2. If ANGOR assists with claims for your scheme, you will be able to view information and submit a claim on the "Insurance & Claims" screen.
    3. Open the "Submit a Claim" page for a Bust Pipe.
Review the information and claim limits.

Please note that any costs not covered by the insurer will be for the registered owner's account, this may include call-out fees.
  1. Contact a certified service provider/contractor of your choice for assistance. If your scheme has contractors that are familiar with the scheme, their details will be listed on the "Insurance & Claims" tab under "Preferred Suppliers". 
* For a burst pipe, ensure the contractor provides you with a report clearly stating the condition of the pipe
  1. Complete the Insurance Claim for the incident within 30 days of the incident and upload the required documents to process the claim.
