Resultant Damage Claim due to a Leaking Roof, Window, Door or Pipe; a Burst Geyser, or a Leak Between Units

The Scheme's insurance policy usually covers resultant damage due to a water leak. The leak can be from the roof, windows or doors or from a neighboring unit. If the leak is linked to common property, the repairs must be approved and coordinated by the Scheme Executives. If the scheme has an Estate Manager, the Estate Manager may assist in this regard. Once the appointed contractor has completed the repairs, the resultant damage can be repaired.

Please submit the Resultant damage claim as soon as you notice the damage.
Claims must be submitted within 30 days of the damage occurring. You can submit a claim before the cause of the damage (leak) has been repaired. You will need to provide proof of the repairs of the cause of the damage to your unit, in the form of an invoice for or report on the repairs in order to finalise the claim. ANGOR can assist you in obtaining this document.

If the resultant damage is due to a leak between units, contact your ANGOR Portfolio Specialist Administrator or Estate Manager (where applicable) in order to facilitate the process of discussing the matter with the respective owners. Leaks between units are not a Body Corporate responsibility. The unit owner whose unit is causing the damage is responsible for repairing the cause of the damage. Proof of repairs of the cause of the damage will be required in order to finalise the claim.

  1. On ANGOR Online open the "Insurance & Claims" page.

    1. If your scheme deals directly with the Insurance Company a call centre number will be displayed. Contact the Call Centre.

    2. If ANGOR assists with claims for your scheme, you will be able to view information and submit a claim on the "Insurance & Claims" screen.

    3. Open the "Submit a Claim" page for Resultant Damage.
      Review the information and claim limits.

      1. Please note that any costs not covered by the insurer will be for the registered owner's account.

  2. Contact 2 certified service providers/contractors of your choice for assistance. If your scheme has contractors that are familiar with the scheme, their details will be listed on the "Insurance & Claims" tab under "Preferred Suppliers".
    * For Resultant Damage, take photos of the damage and obtain 2 detailed damage reports and 2 quotes for repairs. Request proof of repairs of the cause of the damage from ANGOR.

  3. Complete the Insurance Claim for the incident within 30 days of the incident and upload the required documents to process the claim.
