Understanding Water-Related Damages and Insurance Coverage

Water-related damages can be a significant concern for
property owners. However, not all damages are covered under insurance policies.
Below are some common types of water-related damages that are typically
excluded from coverage, along with essential information for filing claims.

upper units is generally not claimable.

bath traps or showers in the unit above, which have developed over time,

Pipes: Damage to old, rusty, or leaking pipes, especially those with
pinholes, is often deemed as wear and tear.
Non-Bursting
Leaks: Leaking pipes that do not result from bursting, such as waste
or drainpipes not under pressure, are generally not covered.
Cracks
in Walls and Tiles: Cracks that appear in walls or tiles without a
clear claimable event are excluded from coverage.
Damp
Issues: Damage caused by dampness, seeping water, or mold resulting
from leaking pipes or corroded pipes is typically not covered.

not adequately waterproofed is not eligible for claims.

construction or repairs is generally excluded.
Submitting Claims for Water-Related Damages
If you encounter water-related damage that you believe is
claimable, it’s crucial to provide comprehensive documentation to support your
claim. Include the following:
Damages
Report: A detailed report indicating the cause of damage, which can be
provided by the contractor on their invoice or quote.
Repair
Quotations: Obtain quotations for the necessary repairs from reputable
suppliers or contractors, clearly outlining the scope of work and
quantities involved.
Photographic
Evidence: Provide clear photographs documenting the extent of the
damages.
Claim
Form: Ensure that a properly completed claim form accompanies your
submission.
Additional
Information: Any other relevant information that could aid in
processing your claim should also be included.
By submitting all required documents and information
upfront, you can help expedite the claims process and reduce the likelihood of
delays or inquiries.
