Understanding Municipal Billing Responsibilities - Gauteng

In a Sectional Title Scheme (Body Corporate), the local municipality issues a bill for rates and taxes to each registered owner directly. In a Homeowners’ Association (HOA), the municipality also bills owners directly for rates, taxes, and utilities, which may include water, electricity, domestic effluent/sewerage, and gas, depending on the services available in the area.

ANGOR does not receive or manage individual owners’ municipal bills. If an owner requires a copy of a bill, a clearance certificate when selling, or has questions about their municipal account, they must contact their local municipality or council directly, using their account number as a reference. As managing agents, ANGOR can only assist with the scheme’s bulk municipal account and cannot engage with council on behalf of individual owners regarding personal accounts.
