Levy Statement Line Items Explained

The levies are made up of the items in the budget. Please refer to the AGM Notice folder on ANGOR Online. The budgets (Standard Levy and Maintenance Reserve Fund - where applicable) are contained in the AGM notice.

In a Body Corporate (Sectional Title Development) the total budget for the year is shared by each unit based on the unit's PQ. Larger units pay a higher levy than smaller units.

In a Homeowner's Association (Full Title Development) the total budget is shared equally between the units. All units, no matter what size, pay the same levy.

Water and Electricity usage for the unit are usually billed separately from levy and appear as line items on your statement.

In an HOA, the utilities may be billed by the local council. Please check your Rates & Taxes bill.

Domestic Effluent is billed by the local municipality (e.g. Johannesburg Water) and is a set fee per unit for the wastewater (sewer) connected to your unit and the complex.

The CSOS levy is levied by the Community Schemes Ombud Service and is a percentage of the standard levy up to a maximum of R40 per month.

Some of the items included in the standard levy are garden service, security, estate management fees, insurance over the buildings, meter reading fees, cleaning, fire equipment services, access control, and common property water and electricity.

Some of the items included in the Maintenance Plan Levy are painting, wood maintenance, tennis court maintenance, pool maintenance, and roof maintenance.
